Hello all!
We have started searching for somewhere to buy an apartment or small house along the French or Portugese coast. Northern Spain seems nice too but the weather is quite bad compared to Fr and Pt.
Do you have any tips on realtor real estate firm in Gironde and Landes? Seignosse and north seems nice, Biscarosse, Cap Ferret area etc. South of Lacanau.
The budget is limited, so I guess Biarritz area is out of the question. And too many people in the waves!

I will answer more on Seignosse later (going surfing now), but a killer solution would be to email Patrice to know his secret portugese factory location and buy something nearby: the spots seem nice, cost of living in Portugal is cheap, Portugese people are nice (altough the language is alien)... but it is quite a long trip to get there...

Plus you would get the occasion to SUP with Patrice from time to time, and may try plenty of new and weird toys?

I agree, Portugal is less expensive and really nice. We did a trip to Algarve in November and had som great sessions. The weather is great down there. Really sunny, especially during the winter months. Summertime it gets to warm and we will probably rent out the place then to cower some costs.
But as you say, the language is a downside.

On Seignosse:

The "pays Basque" (Hendaye - Biarritz) is quite expensive for real estate, plus quite rainy, but well protected from the winds, and offers a wide variety of spots that can hold the size.

Capbreton/Hossegor/Seignosse is a magic place: the clean water of Les Landes, no dangers: no rocks/sharks/jellyfishes/... + the submarine canyon "Le Gouf" that cuts deep in the continental shelf for extra power for the swell, and some spots around capbreton that can hold the size. Plus there is life: surf shops, restaurants, ... and good internet connectivity.
Also, very important for me, the sand banks are always moving: this means that as an "outsider" you will be able to find nice uncrowded banks whereas in the "pays basque" some locals will squat the same rock for 40 years.

BUT: it attracts a lots of people so housing close to the beach can be expensive, and as it is a world-class surf destination, there are a lot of excellent surfers in the water. A local very good surfer my age told me that he couldnt catch waves anymore as the level in the water is too high. But, if like me, you are OK with going to smaller/weaker peaks, you can SUP alone with no worries.
Also the afternoons are nearly always windy, so surf is morning only (or you can kite). And if the swell is more than 2 meters, going out can be mission: impossible. But the Pays Basque is not too far...

North of Seignosse, there are much less people in the water, but it can look like ghost towns, internet may not be available, and if the onshore wind is up or if it is too big, there is no way to surf anywhere. But real estate is much cheaper.

On seignosse, the farther you go from the sea, the cheaper real estate is. A good solution can be the flats in "Seignosse le penon": walking distance from the beach for wife and kids, and there are many offers so housing without land (flats) are reasonably priced. (Hossegor is really expensive). If you want some land, you must go inland: Seignosse, Tosse, Soorts, ... as it will be too expensive on the coast. Also the real estate prices have raised a lot in the last 15 years so old houses may be quite cheaper than new ones... but also with a lot of insulation problems. For vacations, something in walking distance from the beach is quite nice for the familly, but for yourself, you will use the car to search for spots anyways... Note that there are a lot of nice bike tracks, a good solution too is to be somewhat insland but close to a bike track.

Nicolas (Mico sup) has bought recently a house in Seignosse and can have a lot of advice. We found our house via Solvimo capbreton with seemed very serious and professional. "Alis" was nice too. http://www.immobilier-capbreton.solvimo.com/ A good trick is to contact the agencies in the villages you target (Tosse, Seignosse), and avoid the "luxury" ones (such as Wattine) that try to sell few houses but with very high profit (Wattine told me that he needed to only sell 5 houses per year).

Thx for tips Coolas! I am not looking for the most radical surf either. Just a nice bank with a few surfers.

We want nice weather, not especially rainy anyway.
Biking distance from the beach is nice. For surfing we most likely need the car anyway because of all the boards, my wife is surfing to.

Ok, things are different if you have young kids, where proximity to the beach is mandatory.

The best way to look for houses/flats is via http://www.seloger.com/ This is where all the agencies manage their offers.
http://www.leboncoin.fr/ is a free-for-all site with a lot of things, but no regulations.

In summer (July 15th - Aug 15th), there can be a lot of people going to the beach and car parks will be full, so if you choose something close to the beach, a dedicated parking spot or garage is very important. And if you cannot leave the boards in the car/van, something to store them.
Depending on your budget, there are a lot of nice little houses (no land) between "Les Bourdaines" and "Le penon" much cheaper than in Capbreton/Hossegor.

But if you both SUP together, you can be inland and go by car. My wife do not surf/SUP, so it was easier for me to be close to the beach so she could go to the beach while I was aways chasing the banks...

We have no children so it is just the two of us. We might even rent the house to others (friends, tourists etc) during highest season, July 20th - Sept 1st. But car parking is nice, and/or storage area.

We have ice in the water now so no surfing at all for me. . . :cry:

je vais la faire en Français mais suivant la saison, le nord de Seignosse peut être vraiment pas mal, tout dépend de ce qu'on attend en fait.... A partir du printemps, il y a franchement moins de monde du côté de vieux boucau / Molliets et quelques spots vraiment sympa, plus sauvage également.
Avec du recul, les meilleures plages pour le surf toute l'année sur le Sud Landes sont Hossegor (centre et sud) et Capbreton. C'est aussi là où il y a le plus de monde, forcément. Plus on monte, plus il y a de courant, des baïnes et des conditions hivernales hardcore ; très franchement, l'océan fait moins réver depuis quelques semaines et c'est pas pour vous décourager, c'est une réalité.
La côte basque marche vraiment plus souvent et plus proprement que nos beachbreaks, c'est plus à l'abri du vent et plus des vagues de roche effectivement en ayant Hendaye comme replis ; après quand ca marche chez nous, c'est worldclass et tout le monde peut y trouver son compte.
Pour moi, en dehors du côté professionnel (je dois être basé sud Landes) le choix était financier (cout de l'immobilier élevé sur Capbreton et hossegor) avec un compromis familial (scolarité des enfants & cadre de vie plus campagne en ayant tout à proximité). Ca nous va bien et correspond à notre mode de vie. Je connais plein de gens qui réveraient d'y vivre et qui déchanteraient rapidement au bout de quelques mois, la vie à 100% toute l'année à un endroit n'est pas la même qu'en été au meilleur moment de l'année et je pense que c'est valable partout pour avoir vécu dans les Caraïbes, la saison cyclonique était franchement moins paradisiaque et beaucoup repartaient à ce moment là, sans compter l'éloignement des proches et du milieu social
MagW, cela dépend de ton budget et quel est l'usage que tu veux faire de ton bien (occupation hivernale ou juste printemps/été/automne)

We want a place to stay for some weeks now and then, Spring break, Easter, Midsummer and September-October. In the worst winter we will go somewhere warmer och to the Alps for skiing. And maybe have a place for retirement in 10-15 years. :? March - November? Not August.
I understand that big swell is really hard and also windy winter low pressure systems.

Yes, even in the "pleasant season" (may-november), you can have one week (or more) of howling onshores + rain, and if it starts closing out, this is no joke, and drowning is a real risk.

If you are cool with this: not expecting to surf every week... or in winter, every month :-) there should be no issue. And spots like Hendaye, that are often protected from huge swells are only 1 hour away by the highway. I was there 15 days last September, and would not have surfed during the first week at all, if I had not went to Hendaye. But I had magic small days in Seignosse while the "Pays Basque" was flat...

For coming in vacations, north of Seignosse may be better: less people, less big days... but for sightseeing in the no-surf days, being not too far away from the scenic Biarritz and Pays Basque is nice (via an highway entry) - and their protected spots.

Just to put things in perspective...
I am used to rain for weeks, gale force winds, freezing temperatures, snow and ice. You have warmer all the time ! And some of your smallest and worst days of surfing are better than 90% of my surfing days!!

But thx for not selling out France, like for example sunny California!! I know that Algarve coast is much sunnier, but France is nice.
